Listing Side Transaction

  • Open escrow upon request, obtain file number and request escrow instructions, commission instructions and Prelim.
  • Review purchase agreement, counter offers, and amendments to ensure all are fully executed with proper dates, initials, signatures, and broker information is completed.
  • Keep track of deadlines per contract agreement
  • Prepare a full disclosure package including all of the required C.A.R. and broker forms and deliver directly to you and/or your seller via Email, Fax or Docusign Provide completed seller disclosure package to buyer's agent & escrow.
  • Send copies of termite and any other reports to buyer's agent & escrow.
  • Upload all disclosures, documents, and reports into online transaction management service as they are received or fully executed throughout the transaction.
  • Maintain weekly contact with all parties involved for status updates as well as items outstanding.
  • Order Natural Hazard Report & Order Home Warranty
  • Web & Mobile Online 24/7 File Access with your own personal secure log-in.
  • Provide 2 copies of the file on CD to the Agent.

Agent Responsibilities

  • Ensure seller disclosures are provided within contract timelines.
  • Prepare buyer disclosure including all of the required C.A.R. seller disclosures and broker forms and deliver directly to you and/or your buyer via Email, Fax or Docusign
  • Keep track of deadlines per contract agreement
  • Ensure your buyer is provided a copy of all reports and booklets that are provided and/or required.
  • Upload all disclosures, documents, and reports into online transaction management service as they are received or fully executed throughout the transaction.

Calcellation Fee

We do not work on a contingency fee. The transaction fee begins once escrow is opened. In the event of cancellation, the fee is prorated as follows: from day 1- 17: $25, from day 18-31: $50, from day 32 onward: $75. There is no fee for a listing that does not go into escrow. If a transaction cancels, VOBRE invoices the canceling party in escrow. If payment is refused, the hiring agent is invoiced and responsible for payment. Transaction File Copy Fee

You receive a transaction file in CD form for you. You also receive an additional copy of transaction documents for your client in CD form. A duplicate paper or CD file can be ordered. It is $25.00 for a hardcopy and $10.00 for a CD. Please contact us directly if you would like to have a duplicate made.
